In this down market, buyer opportunities are plentiful. But how does a buyer find the good deals? Seasoned buyers, who have purchased property before, have a fairly good understanding of the process. They often want to proceed at their own pace, avoiding agents until they feel they are "ready". Often they have forgotten who the agent was that they worked with previously, or their experience might have left them uncomfortable. The unfortunate result of this process keeps them from access to the BEST deals on the market, those unadvertised, soon-to-be marketed listings, known only to agents and their committed clients.
Buyers who have had an exceptionally good experience with an agent usually choose to reconnect to start their property search for their next purchase. They have found that loyalty to an agent brings a reciprocal commitment. (And it's a heck of a lot more fun!)

New, first time buyers, on the other hand, can be influenced by a number of ideas:
- Somehow doing the looking by themselves will educate them.
- They will avoid looking silly or stupid to their friends or an agent.
- They listen to friends and family with "experience" who know the market.
- Mistakenly, they believe that buyers somehow pay realtor fees, so realtors should be avoided until necessary.
- They believe that the good deals come from FSBO (For Sale By Owner) properties, and thereby get a better deal.
Realtors are just "stalkers," waiting to pounce on them. (Well, maybe that is true sometimes.)

Ultimately, all buyers of properties listed in the MLS (Multiple Listing Service) will use an agent. BEWARE!! Not all agents are created equal. A buyer's best defense is to choose their agent wisely.

Do you want a happy, successful agent? Then do your homework. Purchasing a home is a huge investment, perhaps the largest one you will make. Make an effort to meet several agents and interview them (including me, of course!). Happy, successful agents are that way because of personality, experience and very satisfied clients. Not every transaction will be smooth, but an experienced agent with plenty of raving fans will be able to help you succeed also.
